Buying this home
Our buyer-side view
Pursue this for the extraordinary, immediate view over Bilgola Beach and the coastline, combined with a substantial, usable four-bedroom house. The reserve frontage and elevated outlook are the lasting assets. The new kitchen, generous entertaining spaces and separate parents’ level make the existing house more useful than the original oceanfront cottages that recently sold around $6 million. The smaller block, stairs, exposed coastal fabric and mapped cliff/geotechnical hazards keep the premium from being automatic.
The house behind the view
The fresh marketing plan shows four bedrooms across three levels: two on the entry level, the main suite above and one bedroom below. This is one house with separated sleeping zones. The lower floor has a wet bar and bathroom, but no full kitchen is depicted and no independent dwelling approval has been established. It can offer useful guest or retreat space without being valued as a separately rentable flat.
The comparison that matters most: 2 Allen Avenue
Allen’s $5.7 million sale on 28 April 2026 is the strongest recent test of the practical buying choice. It is a substantial house immediately behind Bilgola’s beach frontage, with broad entertaining areas and real accommodation. A buyer who wants to live beside the surf, rather than specifically above it, has a credible alternative at a materially lower price.
The front-row land test: Nos. 46 and 50
46 The Serpentine sold for $6.1 million on 13 February 2026. It was marketed as an original 1960s cottage with a large oceanfront pool and a track toward Bilgola Beach. Its sale headline says three bedrooms, one bathroom and one parking space; the description refers to two upper bedrooms, a study and an ensuite. We have not treated those conflicting room labels as a dependable modern three-bedroom layout. Its principal value evidence is the exceptional oceanfront position.
The cheaper challenge and the superior home
61 The Serpentine’s $4.15 million sale on 26 November 2025 deserves to remain in the argument. The original 1950s cottage was marketed on the street’s north face with expansive views in both directions. It offered a much cheaper entry into a scarce headland setting on about 670.3m². That is strong contrary evidence against treating a prestigious address and ocean views as sufficient reason for any high price.
Condition, the reserve and the cliff
What different purchase prices mean
These are buying judgements before acquisition costs, assuming satisfactory engineering, condition, title and intended-use evidence. They are not a personal bidding limit.
| Purchase price | Buyer judgement |
|---|---|
| Full report | Attractive. A useful existing-house premium over the recent original oceanfront sales, without paying fully for the current presentation. Engineering and boundary checks remain essential; a low price does not establish a bargain. |
| Full report | Reasonable. The fourth bedroom, large retreat and living areas earn a meaningful premium. The saving against the current guide compensates for the smaller lot, stairs and coastal maintenance obligations, provided the base case holds. |
| Full report | Full. The panorama and actual usability must be particularly compelling. Toward the upper end, strong engineering, waterproofing and approval evidence matter more than the new kitchen. Allen remains a serious lower-cost alternative. |
| Full report | Hard to justify on present evidence. Nearby asking prices are not completed sales, and larger estate-style homes become more relevant as spending rises. Material new property or sale evidence is needed to raise the assessment. |
Purchase approach and campaign
The current $7.5 million auction guide is $400,000 above our central assessment and near the upper end of the range. Treat it as an advertised campaign position, not a reserve or an independent valuation. Some cached individual pages still show $7.8 million and a 31 October auction; the current agent page shows 26 November and Domain’s weekly result records the earlier auction as rescheduled. There is no basis to describe it as sold, currently withdrawn or passed in, or to infer vendor pressure.
Living here
Shops and everyday errands
The nearby beach café is useful for a coffee after a swim, but the practical everyday shopping destination is Avalon village, around Old Barrenjoey Road and Avalon Parade. It combines cafés, food shops, pharmacy and local services, with Woolworths at 74 Old Barrenjoey Road. That supermarket’s address is approximately 820 metres straight-line from the house; the agent advertises about one kilometre to the village. Neither measures a walk with grocery bags back to the property, including hills and road crossings.
Healthcare
Avalon Family Medical Practice at 54 Avalon Parade is a useful local general-practice option, approximately one kilometre straight-line away. Its provider website confirms general and preventive care, immunisation, minor procedures and chronic-health services. On 3 November it described private billing and explicitly said several main GPs were not taking new patients. Establish access to a particular doctor before treating proximity as assured ongoing care. The page gives inconsistent weekday hours in different places, so an exact closing time should be confirmed; weekend closure is stated consistently.
Education
A fresh official NSW School Finder query using the exact address returned Avalon Public School for Kindergarten–Year 6 and Barrenjoey High School for Years 7–12, for both 2026 and 2027, observed on 3 November 2026. This is address-specific intake evidence, rather than a portal list of nearby schools. Enrolment still requires the relevant residence and eligibility documents; confirm the intended start year and any individual support or placement process with the schools.
| School | Years and practical admission context | Academic evidence and ranking limits |
|---|---|---|
| Avalon Public School | Government coeducational K–6; official local primary for this address in 2026 and 2027. Ask about the actual year group, support and extension provision. | Full report |
| Barrenjoey High School | Full report | SchoolRank lists #84 of 240 NSW schools by two HSC Top Achiever places, matching the school’s two state course rankings in its 2025 results. This is an awards-count position, not an overall HSC success-rate rank. |
| Full report | Catholic coeducational K–6. The school welcomes students of all backgrounds and religions who embrace its Catholic values; application, fees and an offer are required. | Full SchoolRank profile opened; 2025 NAPLAN context is available, but no verified dated NSW primary ordinal rank. Scores out of 100 have not been relabelled as ranks. |
Transport and getting around
Transport for NSW confirms route 199 between Palm Beach and Manly via Mona Vale and Dee Why, with Barrenjoey Road stops serving this part of Bilgola, and 190X between North Avalon and Wynyard. The agent’s approximately 300 metres to buses is an access indication, not a verified walk to both directional stops. Check the current timetable for the required day and direction; a listed express route does not establish all-day service or a particular frequency.
Outdoors and recreation
Bilgola Beach is the main amenity, with the agent advertising about 350 metres via steps to the northern end. The home’s elevation gives the panorama but requires a descent and return climb. This is not a level sand-front address or a verified accessible walk. Council’s coastal-access material confirms a stepped walkway from The Serpentine toward the northern beach; inspect the actual link from the house and distinguish public access from private land.
