Buying this home
Our buyer-side view
Pursue this for unusually generous single-level living, usable grounds and substantial vehicle accommodation. The best buying argument is a large, comfortable home where everyday rooms, games space and outdoor entertaining work without an internal staircase. It is particularly distinctive for someone who will actually use the garaging. That distinction needs to matter: a nearby home with a pool, ocean outlook and similarly substantial land sold for considerably less.
What the house actually provides
The current plan shows four dedicated bedrooms plus a study/home office/bedroom, all within the main residence. The flexible fifth room is approximately 3.4 by 4.5 metres and has an external door near the entry. It is a useful room, not an implausibly small box, but no built-in wardrobe is drawn. The advertising says all five bedrooms have built-ins. Check the fitted storage and approved room use rather than assuming either source settles the discrepancy. A household needing five permanent bedrooms should test this explicitly.
Land, parking and the rural setting
The advertised 2,321m² parcel is substantially usable in the current aerial photographs: lawns occupy the front and rear, with the house across the middle and a broad drive at the front. This is not simply a steep bush block whose nominal area disappears down an escarpment. There is nevertheless a gentle gradient, retaining work, a large tank, extensive paving and buildings consuming part of the holding. No measured level-land percentage has been established, and landscaping should not be mistaken for a drainage or retaining-wall inspection.
The comparison that matters most: 11 Boronia Road
11 Boronia’s $3.175 million sale on 21 August 2026 is the most useful recent check. Its 2,447m² holding is slightly larger than the subject’s, and the freshly retrieved plan and photographs show genuinely substantial lawn, a pool and ocean outlook. These are not incidental extras. A buyer considering a spacious Ingleside home could reasonably choose this instead.
The cheaper accommodation challenge: 9 Boronia Road
9 Boronia sold for $3.15 million on 14 February 2025, with three advertised bedrooms, two bathrooms and two parking spaces on 2,447m². Its sale description presented potential to renovate or develop, subject to approvals, rather than an equivalent five-room family solution. The subject’s additional dedicated bedroom, flexible fifth room, substantial recreation spaces and garaging provide a clear functional reason to pay more.
Same-street context: what No. 39 bought
39 Waratah Road sold for $3.85 million in October 2025 on a smaller 1,922m² holding. Domain and the realestate.com.au sold results give 30 October; RateMyAgent gives 29 October. That small reporting difference does not change the comparison. A later April 2026 settlement record should not be read as a new sale at a different market point.
What paying more bought: 10 Ingleside Road
10 Ingleside Road sold for $4.30 million on 15 May 2026, with 3,047m², five advertised bedrooms, three bathrooms and four garage spaces. The selling description identifies a 2008 Merit-built residence with a scullery, sound-insulated theatre, upper rumpus/wet bar and heated pool. The retrieved floorplan confirms four bedrooms upstairs and a fifth, approximately 4.9 by 3.7 metres, beside a ground-floor bathroom. The main living/dining room is about 4.8 by 10.2 metres, with separate lounge and formal dining/library below and a substantial rumpus upstairs. It therefore supplies genuine main-house five-bedroom flexibility, including a bedroom without using the stairs, although its full family layout still spans two floors. The theatre is a marketing description; the plan labels that front room as a lounge.
Bushfire, services and approval checks that can change the decision
What different purchase prices mean
These bands describe the property’s buying case before acquisition costs, assuming the relevant condition, services, title and permitted-use checks support proceeding.
| Purchase price | Buyer judgement |
|---|---|
| Full report | Attractive. A relatively modest premium over the strong Boronia substitute for materially larger rooms, level living and extensive vehicle accommodation. Investigate why the price is available; low price alone proves neither defect nor bargain. |
| Full report | Reasonable. The home’s distinctive functional advantages earn their place, provided the flexible fifth room and actual parking work and the ordinary approval/service assumptions hold. |
| Full report | Full. This buyer must particularly value level living and garaging. Near the top, the saving against No. 39 is small relative to its views, pool and additional amenity; condition and documentation need to be convincing. |
| Full report | Hard to justify on current evidence. The more elaborate same-street sale is close, while No. 11 Boronia remains strong contrary evidence. A higher result needs material new evidence or exceptional personal utility, rather than an assumed land or fleet-use premium. |
Purchase approach and current campaign
The current $3.65 million guide is $100,000 above our central assessment and inside the full-price band. It is a negotiation reference, not a verified reserve or proof of market value. An evidence-led opening discussion in the low-to-mid $3.4 millions is defensible if inspection supports the base case; there is no need to begin at the guide. A proposal nearer the centre of the range becomes easier to defend if the garages, flexible room, services and records all work particularly well.
Living here
Shops and everyday errands
Ingleside Market at 307 Powderworks Road is the small local stop identified for coffee, prepared food and fresh produce. Its address is approximately 420 metres straight-line from the home. This is useful proximity, but it is not a measured walk from the gate, and it is not a full supermarket or village high street. Check the route along Waratah/Powderworks Road, verge conditions and any crossing before treating a quick coffee as an easy daily walk. Current trading hours and the full grocery range have not been independently confirmed.
Healthcare
Elanora Heights Medical Practice at 69 Kalang Road provides general practice, chronic-condition and preventive care, women’s health and skin services, with psychology and other allied-health offerings listed by the provider. It sits in the same village cluster as IGA, around 2.2 kilometres straight-line from the home. The practice describes ground-level access and parking, which is useful in conjunction with the property’s level-living appeal. Its site contains inconsistent statements about weekend sessions, so this report does not promise a particular Sunday opening. Confirm the doctor, appointment, service and fee; proximity does not guarantee availability or bulk billing.
Education
A fresh official NSW School Finder query of 56 Waratah Road’s exact address point returned Elanora Heights Public School for K–6 and Narrabeen Sports High School for Years 7–12, for both 2026 and 2027, observed on 3 November 2026. This is an address-specific result, not an inference from the nearest school. Confirm the intended start year, residence evidence and individual enrolment requirements before relying on it. Non-local admissions elsewhere depend on policy and capacity.
| School | Years, access and admission | Dated academic evidence and ranking limits |
|---|---|---|
| Elanora Heights Public | Government coeducational K–6; official local primary result for 2026/2027. About 3.1km straight-line, with a longer practical school run. | Full report |
| Narrabeen Sports High | Full report | Official 2025 annual report distinguishes NAPLAN and school assessments. SchoolRank checked; no dated NSW secondary ordinal rank verified. |
| Full report | Independent coeducational Armenian Christian Pre-K–Year 12 at 5 Chiltern Road. About 370m straight-line to the address point; actual campus gate/path matters. Fees, application, interview and an offer apply. | SchoolRank lists #129 of 240 NSW schools by one HSC Top Achiever course placing, tied to 2025 results. Its official 2025 report confirms first place in Armenian Continuers. This is a narrow awards-count ranking, not overall school quality or HSC success rate. |
Transport and getting around
The fresh official timetable for route 197, effective 12 October 2026, confirms the Mona Vale–Ingleside–Terrey Hills–Gordon–Macquarie University corridor. Transport for NSW lists Mona Vale Road stops including the Manor Road area; the timetable uses the Baha’i Temple as an Ingleside timing point. This supplies a useful route toward the rail/metro network and Mona Vale, but it is not a bus at the front gate. The current stop location, correct direction, access path and crossing need to work in practice. Older references to other route numbers have not been treated as proof of a current service.
Outdoors and recreation
Katandra Bushland Sanctuary at 20 Lane Cove Road, broadly around a kilometre away in map terms, offers remnant forest, birdwatching and walking tracks. Council identifies seasonal, restricted access, generally spring Sundays, and entry by donation. It is therefore a special local nature outing, not an unrestricted daily park. Check the current opening and exact entrance; the nearest successfully geocoded street number was 18 Lane Cove Road, so an exact walk to the sanctuary gate has not been claimed.
