Buying this home

Our buyer-side view

This is a purchase for the character house, established gardens and completed poolside entertaining. The unusual appeal is a substantial formal home with two bedroom suites on different levels, rather than simply a large five-bedroom house. Pursue it if that combination survives inspection. The strongest reservations are the relatively modest everyday family/kitchen zone, detached garage, changes of level and the documentary gap around the extensive restoration.

The house behind the headline

The retrieved floorplan shows four bedrooms on the ground floor and a fifth bedroom upstairs. The ground-floor main bedroom is approximately 4.2 by 3.5 metres, with an adjoining dressing room, walk-in wardrobe and ensuite. Bedroom two is about 4.5 by 3.6 metres, bedroom three 3.1 by 3.6 metres, and bedroom four 2.6 by 3.6 metres. The last is the tightest bedroom and a plausible office alternative; using it that way leaves four sleeping rooms overall. These are marketing dimensions, with furniture clearances still to be tested.

The comparison that matters most: 32 Crescent Road

32 Crescent Road sold for $4.225 million on 17 February 2026. It is the most useful nearby substitute because the purchase also delivered a finished character-influenced family home, pool and multiple indoor/outdoor zones in the Pittwater side of Mona Vale. Its 2022 construction and contemporary planning are meaningful alternatives to paying for a long restoration.

The cheaper challenges: Hillcrest and the street itself

2A Hillcrest Avenue sold for $3.92 million on 14 May 2026. It offered five bedrooms, three bathrooms, two kitchens and a three-car garage with internal access. Its principal advantage is the expansive coast and Pittwater outlook, together with a position closer to the surfside amenity. Multiple levels are a compromise, but they also provide flexible household separation. Independent rental approval was not established and is not assumed.

Better integrated family space and the upper market

116 Elimatta Road sold for $4.25 million on 17 April 2026. Its freshly retrieved plan makes the opportunity cost unusually clear. A large kitchen/family zone connects with dining, a separate living room and a broad covered rear entertaining area; another living room is upstairs. The ground-floor principal suite and separate bed/study are supplemented by three upstairs bedrooms. For someone prioritising shared family space and storage, this is the stronger integrated house, at less than our central assessment.

What different purchase prices mean

The following bands are judgements before acquisition costs, assuming the condition, title and existing-use checks support the base case. They are not an individual buyer’s auction limit.

Purchase priceBuyer judgement
Full reportAttractive. A finished character/garden/pool proposition at around or below the strongest contemporary alternatives. Establish why it is available at that level and complete the essential checks.
Full reportReasonable. A measured premium for the restoration, front garden, pool setting and ground-floor rooms. The house must function as well as its presentation suggests.
Full reportFull. The premium above Crescent and Elimatta becomes substantial. Excellent workmanship, convincing everyday circulation, privacy, usable parking and satisfactory documents need to support it.
Full reportHard to justify on current evidence. Halesmith has different land and position attributes; the closer $4.225m/$4.25m alternatives remain credible. Material fresh evidence is needed to support more.

Purchase approach and campaign

The current public listing does not disclose a verified numeric asking guide. A third-party search-band page is not an agent-confirmed guide, reserve or sale expectation. Ask for the current written guide and contract, then compare them with the completed sales and the actual accommodation. A change in marketing language or an assertion of competition is not itself new valuation evidence.

Living here

Shops and everyday errands

The immediate local outing is the Winnererremy Bay park/café precinct, rather than a supermarket strip. Council confirms a café at the park, and The Bay Bites identifies its address as 2 Mona Street. The agent advertises approximately 470 metres to the reserve/playground; that is an approximate marketing distance, not a measured route from the front door. It provides a useful coffee or park stop, but no basis for describing groceries as on the doorstep.

Healthcare

Mona Vale Doctors at Suite 10, 5 Bungan Street, about 1.06 kilometres straight-line away, is a verified general practice providing adult/child care, preventive care, chronic-disease management, mental-health care and onsite pathology. Its website checked on 3 November says it welcomes new patients, uses private billing with specified concessions and opens Monday–Friday 8:30am–5pm, closing weekends/public holidays. Those published arrangements do not guarantee an appointment with a particular doctor. The practice identifies limited accessible basement parking and lift access, with vehicle entry from Pittwater Road; check the entry instructions for the visit.

Education

An exact-address check through the official NSW School Finder on 3 November 2026 returned Newport Public School for K–6 and Pittwater High School for Years 7–12, for both 2026 and 2027. The geocoded result was specifically 53 Waterview Street, not 53A or 53B. This is the address’s government intake pathway; the Mona Vale postcode alone does not imply Mona Vale Public School eligibility. Residence evidence, enrolment year and individual circumstances still need to satisfy the schools’ current requirements.

Transport and getting around

The agent advertises approximately 850 metres to buses, without identifying a measured route to a particular stop. The official stop page for Barrenjoey Road opposite Waterview Street lists both 199 and 190X. The 199 provides the Palm Beach–Manly coastal corridor via Mona Vale and Dee Why. The 190X is the North Avalon–Wynyard express, offering a direct city option from this nearer corridor when its timetable suits; the official route sequence includes the Waterview stop and Wynyard. Verify the required day, direction and return service rather than assuming all-day express availability.

Outdoors and recreation

Winnererremy Bay Park is the strongest nearby public-space asset. Council verifies foreshore connections, playground, mixed-use courts, multi-use path, picnic/BBQ facilities, toilets and a café. The agent’s approximately 470 metres to the reserve makes this a more immediate outing than the village or surf beach, subject to walking the real route. It offers space and activity beyond the private garden without requiring the pool to serve every recreational need.
