Buying this home
Our buyer-side view
The case for this home is four bedrooms, two separate living spaces, enclosed side-by-side garaging and a useful rear lawn, at a price below more resolved family homes nearby. The compromises are equally concrete: only three bedrooms share the upstairs living level, neither bathroom is an ensuite, the kitchen and main living sit above the garden, and the granny flat is a future project rather than accommodation available today.
The house behind the headline
The inspected marketing plan shows three bedrooms upstairs and a fourth downstairs, all within the house. The upstairs master is approximately 3.3 by 3.6 metres, bedroom two 3.2 by 3.6, and bedroom three 2.5 by 3.6. Downstairs bedroom four is also 2.5 by 3.6. These are modest family rooms rather than four equivalent large suites; the two narrower rooms need a realistic furniture check. Only the master is clearly shown with a wardrobe on this plan.
The comparison that matters most: 25 Ennerdale Crescent
Ennerdale’s $2.25 million sale is the clearest test of the existing family house. It has similar gross land, four bedrooms and two bathrooms. Its inspected plan puts all four bedrooms with the principal living spaces and gives the main bedroom a walk-in robe and ensuite. The kitchen connects to the rear entertaining deck; another large covered deck serves the front living room. This is a more coherent arrangement for a household wanting four nearby bedrooms and easy entertaining.
The cheaper homes that keep the price honest
2 Rydal Place sold for $1.90 million on 24 June 2026. Its inspected plan shows three bedrooms on the principal level, a main bathroom, rear shower room, long dining zone and substantial rear rumpus. A tandem garage and storage sit below; the 661 square metre site includes steps and changing rear levels. It is an older, more original proposition with one fewer enclosed bedroom, but provides credible living capacity and more gross land.
What paying more buys on this street
49 Kirkstone Road sold for $2.40 million in August 2025, despite having only three bedrooms and one bathroom. The sale description identifies detailed kitchen and joinery work, stone benches, quality appliances, ducted air, entertaining space and a reserve backdrop. The single garage plus open space differs from No. 43's double garage. It is older evidence, but shows why the quality and cohesion of the finished home can outweigh a fourth bedroom. It does not set a minimum value for every similar-sized block here.
Condition, approvals and the street setting
What different purchase prices mean
These bands assume satisfactory condition, title and existing-room approvals, before acquisition costs. They are buying judgements rather than an individual bidding limit.
| Purchase price | Buyer judgement |
|---|---|
| Full report | Attractive. A modest step above Rydal for another bedroom, refreshed kitchen and useful garage. Check what explains the price before calling it a bargain. |
| Full report | Reasonable. The existing house earns its place against Alice and Rydal if the downstairs space is sound and the layout suits. No granny-flat income is needed to support the case. |
| Full report | Full. Ennerdale’s stronger bedroom/ensuite arrangement and Greystoke’s extra capacity become hard to overlook. Condition and the subject’s particular separation must be convincing. |
| Full report | Hard to justify on current evidence. The saving against better-integrated or larger-capacity homes is too narrow. New verified sales or materially better property evidence would be needed; an approval headline alone does not close the gap. |
Purchase approach and campaign
The $1.95 million guide is below our central view and around the cheaper completed alternatives. It is a useful entry point for investigation, not a promise of the reserve or eventual result. There is no need to start at our central value. An initial conversation around the guide can be supported with Rydal and Alice, while explaining why Kirkstone's kitchen and parking earn consideration. If the response relies on No. 47, compare the pool, landscaping, interiors and completed accommodation rather than the block size.
Living here
Shops and everyday errands
The 180 South Creek Road shops are the immediate convenience cluster: the Friendly Grocer's own store page confirms shop 10, and the medical centre is in the same complex. The address is approximately 240 metres straight-line from the home. The actual walk is longer and depends on available paths and crossings; this is not a measured walking distance. It is a useful arrangement for small grocery trips and combining errands, without having to treat every purchase as a drive to a regional centre.
Healthcare
Wheeler Heights Medical Centre, verified on its provider's site at shop 7, 180 South Creek Road, is the close general-practice option in the local shopping complex, about 240 metres straight-line away. The provider publishes Monday–Saturday hours of 9am–5pm and Sunday closure, observed on 3 November 2026. Appointment capacity, fees and any bulk-billing eligibility have not been established; being nearby does not establish immediate access to a particular doctor.
Education
An exact-address check through the official NSW School Finder on 3 November 2026, repeated for 2026 and 2027 enrolment years, returned Wheeler Heights Public School for Kindergarten–Year 6 and Northern Beaches Secondary College Cromer Campus for Years 7–12. This is address-specific evidence, stronger than a nearby-school list. Schools still assess residential and enrolment documentation; it does not establish admission to selective programs, support placements or other campuses within the college.
| School option | Years and admission context | Dated academic and ranking evidence |

Places are limited; interviews and review of reports/NAPLAN for Years 5 and 7, with applications encouraged three to four years ahead. | SchoolRank: #44 of 240 NSW schools for four HSC Top Achiever places in 2025. This ranks course-award counts within that published set, not overall attainment, teaching quality or every NSW secondary school. |
Transport and getting around
The 179 bus links Wheeler Heights with Warringah Mall through Cromer, Narraweena and Dee Why, including a Dee Why B-Line connection. The official route lists Heather Street before Kirkstone, Kirkstone Road opposite Carlisle Street and Kirkstone Road at Rose Avenue. That gives this home a practical local bus network, but the suburban route is more circuitous than a direct arterial express. Check the correct stop and direction, current timetable and connection time for the intended journey; no service-frequency or peak-hour city-arrival promise is assumed.
Outdoors and recreation
Grasmere Reserve, listed by council at 7 Kirkstone Road, is about 380 metres straight-line from the property and provides a close local green-space destination. Ambleside Reserve is another immediate local recreation resource; council identifies its reserve/playground setting on Ambleside Street. The reserve relationship is part of this pocket's appeal, but no private gate or legal right of access from the subject yard has been established. Test the public route and the actual facilities rather than assuming adjoining greenery is an extension of the lot.
