Buying this home
Our buyer-side view
This is a convincing modern family house for someone who values four bedrooms together upstairs, substantial separate living spaces and a garden that connects easily to the kitchen and entertaining deck. The premium is for a coherent house, a proper double garage and usable everyday space. The fifth advertised bedroom is a downstairs study, and the spa is not a swimming pool. Several cheaper sales offer substantial accommodation and pools; they prevent the attractive presentation from becoming an unlimited price argument.
The house behind the headline
The freshly inspected marketing plan shows four bedrooms upstairs and a 4.1 by 3.2 metre study downstairs. The study has a door, windows and a nearby full bathroom, so it offers useful guest or work flexibility. No wardrobe is drawn. A household needing five permanent bedrooms should test storage, sound separation and the downstairs room’s relationship to the entry; counting it as identical to a fifth bedroom beside the children’s rooms would overstate the proposition. There is no detached flat or second kitchen on the plan.
The comparison that matters most: 7 Allunga Close
Allunga’s $3.285 million sale on 11 December 2025 is the strongest broad substitute around this price. Similar land, renovated finishes, substantial entertaining and multiple living spaces make it a credible alternative to buying Katrina. Its six-bedroom headline conceals a different arrangement: five bedrooms occupy the upper floor, while the sixth is in attached accommodation with its own living/dining, kitchenette, bathroom and separate entrance.
The cheaper challenge: 56 Samuel Street
Samuel sold for $3.02 million on 29 January 2026, with a pool, covered entertaining, landscaped lawn and a separate teenager retreat. This is more troubling to a high valuation than an unrenovated cottage comparison: the photographs show a substantial updated kitchen with butler’s pantry, timber floors, a bright lounge and a good indoor/outdoor connection. A buyer can give up some of Katrina’s modern scale and retain much of the desired lifestyle.
A recent alternative: 1 Briony Place
Briony’s $2.80 million sale on 9 September 2026 is the most recent useful lower-price check. Its approximately equal land area came with four bedrooms, three bathrooms, a pool and multiple living areas. It was not simply an original house awaiting all the work: the campaign shows updated kitchen/bathroom finishes and established outdoor entertaining.
What the superior home buys: 2 Yarran Close
Yarran sold for $3.80 million on 7 March 2026. Its 702.9m² parcel supports a notably strong outdoor package: a mineral pool, large deck, long covered entertaining space and landscaped garden. The position near Winnererremy Bay, in a cul-de-sac, offers a different lifestyle setting from Katrina’s residential street and village approach.
What this street has actually sold for
Next-door No. 39 sold for $2.745 million on 22 July 2025. Its plan shows three bedrooms upstairs, one downstairs, a study/second living room, two bathrooms and a single narrow garage with internal access. A pool and garden add real appeal. Photos show a comfortable updated older residence, with a smaller and more divided living proposition than No. 41. Its plan labels 226m² internally and 28m² externally on 695.6m² of land.
Condition, approvals and a changing neighbourhood
What different purchase prices mean
These buying judgements assume satisfactory condition, title and intended-use checks, before acquisition costs. They are not a personal borrowing limit or auction ceiling.
| Purchase price | Buyer judgement |
|---|---|
| Full report | Attractive. Close enough to Samuel’s completed sale to make the larger integrated layout and double garage compelling, provided the documents and condition hold. |
| Full report | Reasonable. A defensible premium for modern family function. Check that the upstairs cluster, media room, retreat and garden are actually useful to this buyer. |
| Full report | Full. Allunga offers stronger sleeping/ancillary flexibility around this money; cheaper pool homes remain credible. Superior condition, satisfactory completion records and convincing privacy/sunlight are needed toward the upper end. |
| Full report | Hard to justify on current evidence. The premium over Samuel, Briony and the street sales becomes substantial while Yarran’s superior lifestyle package draws closer. Material new evidence is needed to support more. |
Purchase approach and campaign
The current $3.295 million guide falls in our full-price band. An initial discussion around $3.10–$3.20 million has a credible basis in Samuel and the recent Briony sale; it need not begin at the guide. That is a negotiating approach, not a prediction that the vendor will accept it. Resolve the current contract, approval trail and nearby-development questions before making an unconditional proposal.
Living here
Shops and everyday errands
Mona Vale village is the useful everyday shopping destination, rather than a small corner strip immediately outside the house. Woolworths at 25–29 Park Street is approximately 700 metres straight-line from the property’s address point. The agent’s 850-metre supermarket distance and 750 metres to the village are separate marketing estimates, without a verified route basis. The walk needs to work with groceries and the return journey, not just as a light-handed stroll to coffee.
Healthcare
Mona Vale Medical Centre at 18–20 Park Street provides rooms for general practice, physiotherapy, skin-cancer medicine and pathology providers. The address is about 850 metres straight-line away, within the same useful errand area as the supermarkets. Its provider website confirms the services; individual practitioners’ fees, appointment availability and acceptance of new patients need checking. Published weekend hours differ between its own site and a health-service directory, so there is no promise of a particular closing time.
Education
A fresh query of the official NSW School Finder, using the resolved address point for 41 Katrina Avenue, returned Mona Vale Public School for K–6 and Pittwater High School for Years 7–12 for both 2026 and 2027, observed on 3 November 2026. That is an address-specific intake result, rather than an inference from nearby map pins. Confirm the intended start year, residence documentation and any child-specific eligibility before relying on enrolment.
| School or pathway | Years and practical access/admission | Ranking and academic context |
|---|---|---|
| Mona Vale Public School | Local government coeducational K–6 result for 2026/27. The school also has opportunity and support classes, with separate eligibility/placement processes. | Full report |
| Pittwater High School | Full report | Full SchoolRank profile and FAQ opened; no dated NSW secondary ordinal rank verified. Official 2025 reporting provides useful literacy/numeracy context. |
| Full report | Catholic coeducational K–6 at Keenan Street, about 600 metres straight-line. Applications, review and an offer are required; fees apply and proximity does not secure a place. | SchoolRank profile/FAQ opened; no dated NSW primary ordinal rank verified. Its official 2025 annual report provides same-year, year-level NAPLAN proficiency comparisons. |
Transport and getting around
The agent advertises 70 metres to local buses. The useful nearby stop pair is on Maxwell Street at/opposite Katrina Avenue: Transport for NSW identifies the 155 corridor between Bayview Garden Village, Mona Vale, Narrabeen and Frenchs Forest, and the 182 between Mona Vale and Narrabeen. The 155 includes the Northern Beaches Hospital/Frenchs Forest corridor, but individual trips and stop sequences can vary. Check the actual service for the required day and direction; the current PDF timetable was inaccessible, so no frequency or timed hospital journey is promised.
Outdoors and recreation
Winnererremy Bay Park is a useful Pittwater-side recreation destination, advertised about 1.3 kilometres away. Council confirms a playground, toilets, barbecues, multi-use path, mixed-use courts and connections to adjoining foreshore reserves; car access is from Mona Street. It offers a different outing from an ocean beach. The marketing distance is not a checked accessible walk, and a waterfront park should not be assumed to provide patrolled swimming.
