Buying this home
Our buyer-side view
This is worth pursuing for its four-bedroom family core, near-level land and genuinely separate one-bedroom accommodation. The price needs to recognise an older cottage with refreshed finishes, compartmentalised main living and an unresolved approval position for the rear building. Its best use is flexible occupation; it is less compelling for a buyer who simply needs five bedrooms together or a large open-plan family room.
Understand what is being bought
The five-bedroom headline combines four bedrooms and two shared bathrooms in the main residence with one bedroom and a bathroom in the detached rear flat. The flat has a separate living room, kitchen/meals area and enclosed bedroom; the site plan also marks an external WC. That is more useful separation than an open studio, subject to permitted use, but it does not extend the main house’s family bedroom wing. Moving between the buildings involves going outside and sharing the driveway/garden setting.
The decisive substitute: 106 Delmar Parade
Delmar sold for $2.675 million on 8 October 2026. Its combination of four main bedrooms and extra accommodation on 735m² is a much stronger test than the suburb’s five-bedroom median. The selling agency and individual property histories corroborate the result; earlier indexed Domain text withheld the price, while its fresh opened sale page now displays it.
Split accommodation and the same-street test
No. 61 South Creek Road’s $2.55 million sale on 1 May 2025 provides useful same-street support. Its main house had three bedrooms and one full bathroom with a second toilet; its separate two-bedroom cottage had two bathrooms and was marketed as built in 2019 under a CDC. Separate garden access and four advertised off-street spaces strengthened the divided-household proposition on 697m². The CDC claim has not been independently inspected.
The cheaper alternatives that constrain the premium
20A Moorilla Street’s $2.40 million result on 3 December 2025 is the strongest challenge for a buyer seeking five bedrooms within the principal house. Its 658m² site came with multiple living spaces over two storeys, a pool, double garage and advertised ocean outlook. South Creek’s larger, near-level holding, four bedrooms without an internal stair and detached one-bedroom layout are meaningful answers. They do not make that cheaper family capacity disappear.
What similar or higher money buys
31 Arthur Street sold for $2.60 million on 5 August 2026. Its plan shows four upstairs bedrooms, a large upper family room, separate lower lounge, family/dining spaces and double garage on 470m². The master has a walk-in robe and ensuite. Three bathrooms appear within the house and a fourth bath sits beside the separate external laundry; this reconciles the description’s four bathrooms with the three-bath headline. The approvals and current functionality of that external facility are unverified.
Condition, approvals and material site risks
What different purchase prices mean
These are property buying judgements before acquisition costs, assuming satisfactory condition, title and intended-use checks.
| Purchase price | Buyer judgement |
|---|---|
| Full report | Attractive. A material saving against Delmar and the stronger split-accommodation evidence. Still inspect why the price is available; the number alone establishes neither a defect nor a bargain. |
| Full report | Reasonable. The fourth main bedroom, useful land and detached accommodation earn a premium over smaller homes if their condition and permitted use hold. Moorilla and Victor remain credible alternatives. |
| Full report | Full. The home needs to work particularly well for the buyer. Arthur supplies a competing integrated layout; at the upper end Delmar has already sold for slightly less. Strong condition and use evidence are essential. |
| Full report | Hard to justify on present evidence. The case requires material new property or sale evidence. Approaching the better integrated Tango result weakens the saving that compensates for the subject’s compromises. |
Buying approach and current campaign
The $2.3 million auction guide sits $250,000 below our central assessment. It is a campaign signal, not a verified reserve or prediction. Inspect and obtain the contract and approval material before making a binding proposal. A low-to-mid-$2.3 million opening discussion has a comparable-led basis; there is no reason to volunteer the central assessment simply because it is our estimate. No bidder count, competing offer or vendor motivation has been established.
Living here
Shops and everyday errands
The small South Creek Road/Pittwater Road strip serves the immediate coffee or small-errand role. The café address at 3 South Creek Road is around 230 metres straight-line from this home; the agent separately advertises about 280 metres to local coffee. The current shop mix and opening hours have not been confirmed with the operators. This is a local strip rather than a full supermarket destination, and its proximity should not be confused with living in the town centre.
Healthcare
Dee Why Medical Centre at Shop A, 1–5 Dee Why Parade provides general practice near the town-centre shops, with entry through TerryWhite Chemmart on Pittwater Road. The address is approximately 1.1 kilometres straight-line from the house. Its own site describes private/mixed billing and eligibility-specific bulk billing. Confirm the doctor’s fees and appointments rather than assuming a nearby practice provides free care or is accepting new patients. Published provider pages differ on weekend hours, so no precise after-hours availability is assumed here.
Education
A fresh official NSW School Finder address query returned Dee Why Public School for K–6 and Northern Beaches Secondary College Cromer Campus for Years 7–12, for both 2026 and 2027, observed on 3 November 2026. The query used the exact geocoded address, not a list of nearby schools. Confirm the intended start year, residency documents and child-specific eligibility before relying on enrolment; no individual place has been offered. Non-local government applications, specialist placements and selective entry have separate requirements.

This is a narrow awards-count ranking, not a general HSC school order. |
Transport and getting around
Transport for NSW lists 199 and express 181X at the Pittwater Road stops before/opposite South Creek Road. Route 199 links the corridor with Dee Why, Warringah Mall and Manly to the south, and Mona Vale/Palm Beach to the north. The 181X provides a Wynyard express option. Check the timetable for the required direction, day and hour; an official route listing does not establish all-day frequency, seat availability or a guaranteed city journey time.
Outdoors and recreation
Dee Why Park at Grafton Crescent, advertised at approximately 600 metres, provides soccer/cricket facilities, a playground and bike paths in council’s directories. It adds useful open space beyond the garden. The distance is marketing guidance, not a checked accessible route; organised sport also means the destination will not always be an empty quiet lawn. Check the crossing and the particular entrance needed.
