Buying this home

Our buyer-side view

Pursue this for a generous, well-presented family house, a separate upstairs living retreat and a sunny rear garden in the Tania Park end of Balgowlah Heights. The strongest feature is the combination of accommodation and everyday entertaining, rather than a trophy view. Four fixed bedrooms and a fitted study are a more useful description than five equivalent bedrooms. A substantial part of the advertised floor area is garage, workshop and storage, and the rear lawn sits below the entertaining terrace.

The layout that earns its price

The main bedroom, another bedroom and the study are on the entry floor; two further bedrooms share the first floor with a large family room. That provides useful separation for visitors, teenagers or working at home. It also means the four principal bedrooms are divided between levels. A household wanting all bedrooms together should test that arrangement before assigning value to the upper retreat.

The strongest substitute: 10 Mulgowrie Crescent

Mulgowrie’s $4.125 million sale on 11 June 2026 is the most useful test of what a substantial house in this pocket can cost. It offered more land, extensive storage and significantly broader harbour and city views. Its plan shows two upper bedrooms with a shared bathroom, three bedrooms on the main living level and lower garage/storage. The smallest main-floor bedroom is about 3.7 by 2.7 metres and was also marketed as an office option; neither property should be treated as five identical sleeping rooms.

The cheaper challenge next door: 29 Heathcliff

No. 29 sold for $3.65 million on 24 April 2026, corroborated by its individual Domain and realestate.com.au sold records. Another tracking page displays $3.8 million as a last listing price; we have not substituted that for the verified sale result. The 594m² corner property, also known as 2 Concise Street, offered two equipped living levels and a 12-metre lap pool.

What paying more bought at 24 Heathcliff

No. 24 sold for $4.81 million on 20 May 2026. Its primary brochure and plan show three connected living areas on the upper-ground level, a pool and cabana, with two bedrooms on that level and two above. The same-level living sequence and established outdoor amenity form a more complete resort proposition. It is not a wholly single-level house: the garage is below, the remaining bedrooms above, and the outdoor pool/deck connection includes steps.

The supporting Radio Avenue sale

38 Radio Avenue sold for $4.23 million on 2 April 2026, with four bedrooms, two bathrooms, three advertised spaces, a pool and a 524m² block. Its campaign described an older character house with further updating potential. It provides another completed result near our assessment, with a different allocation of value between character, pool and finish.

What different purchase prices mean

These judgements are before acquisition costs and assume the condition, title and use checks support the base case.

Purchase priceBuyer judgement
Full reportAttractive. A useful saving against Mulgowrie while buying a more finished family presentation. Still investigate the gap against cheaper No. 29 and resolve the area and approval questions.
Full reportReasonable. The two living levels, covered entertaining and finish earn consideration without paying as though the basement were extra family accommodation or a pool already existed.
Full reportFull. Condition, room usability, sun and garage access must be particularly convincing. Mulgowrie’s larger site and views and No. 29’s cheaper dual living keep the premium under pressure.
Full reportHard to justify on current evidence. The saving against the $4.81m pool/cabana alternative narrows while the cheaper completed sales remain credible. Material new evidence is needed to support more.

Purchase approach and campaign

The $4.25 million asking guide is $50,000 above our central assessment and within the full-price band. It is broadly credible, but offers no obvious discount for the buyer. This is an advertised private-sale campaign; no confirmed auction date or reserve has been established.

Living here

Shops and everyday errands

The immediate attraction is park and harbour access; the full grocery shop is farther away. The listing’s approximately 580 metres to The Heights Café is a marketing distance, not evidence that the Beatrice Street shopping village is equally close. Balgowlah Heights IGA at 113 Beatrice Street is about 1.0 kilometre straight-line, with the actual street walk longer. Its own store lists fresh produce, groceries, bakery and deli categories, plus collection and delivery options. It is a useful local food shop rather than a regional mall.

Healthcare

Balgowlah Village Medical Practice provides ordinary GP care, preventative and chronic-condition management, children’s health and vaccinations at the Condamine Street centre, about 1.4 kilometres straight-line. Its own website explicitly welcomes new patients as observed on 3 November 2026, but that does not guarantee an appointment with a particular doctor. It also publishes a July 2026 fee increase; do not assume universal bulk billing. Combining GP, pharmacy and shopping may be convenient, while specific billing and appointment availability need checking when booking.

Education

The official NSW School Finder address result was checked on 3 November 2026 for both 2026 and 2027, using the exact 31 Heathcliff Crescent address. It returns Balgowlah Heights Public School for K–6, and secondary intake options including NBSC Balgowlah Boys Campus, NBSC Mackellar Girls Campus and The Forest High School. For 2027 the API returns two overlapping provisional Forest entries: one lists Years 7–12 and another Years 9–10. This does not establish that Years 7–8 are excluded; confirm the intended grade and intake arrangement with the school rather than treating the duplicate entries as a settled enrolment rule.

Transport and getting around

The useful local stops are along Curban Street around Concise Street and Bareena Park, reached through the surrounding residential streets. Transport for NSW lists route 162 between Seaforth and Manly, serving Balgowlah Heights. It provides a practical link to Manly Wharf and connecting services, but the published stop list includes route variations. Check the actual departure, direction and school-day pattern needed; do not assume every listed stop is served by every trip.

Outdoors and recreation

Tania Park is a substantial everyday advantage. Council identifies playground, sporting facilities and dog-exercise areas at 2 Bareena Drive, approximately 430 metres straight-line from the house; the listing separately advertises around 400 metres. It adds open space beyond the private lawn and is more immediate than the grocery centre. Sporting use and dog activity also mean it is a shared active place, not a guaranteed empty or silent park.
